Wet Basement, Radon, Musty Odor, Mold and Mildew?

Most basements start leaking water within 10 or 15 years. Efflorescence ("white powder") or musty odors are the telltale signs of a moisture problem. The "Dirty Little Secret" – Concrete is Porous!

How come my concrete leaks? Is it a miracle? Most people do not realize that concrete is porous – in fact, more porous than Swiss cheese! The pores constitute 12 to 18% of the concrete but the pores are invisible, much smaller that human hair. After concrete is poured, almost half of the water has to evaporate. As this surplus water pushes to the surface, it leaves behind a network of capillaries (pores).

The pores are much larger than water molecules. Water vapor or gases flow easily right through, drawn in by the low pressure inside buildings. But liquid water is initially held back by its surface tension, as the glob of water gets stuck inside the microscopic dry pore. However, as water enlarges the pores or they get wet by condensation, water starts seeping in. And eventually, the pores start actively pulling in water by capillary action.

Concrete blocks, particularly cinder blocks, are more permeable to water vapor than poured concrete. They all start as impermeable to liquid water but, when exposed to water, their porosity increases and they start seeping water.

Even if your basement or concrete slab looks perfectly dry, deep-seal it against invisible water vapor and gases, and protect it against water migration, efflorescence, and deterioration.

Why Dry Basements Become Leaky Basements

Wet basements evolve slowly but surely, particularly, when the soil is clayish: The soil around the foundation settles, creating "reverse grading." The disturbed soil under the slab settles and holds water. The plastic vapor barrier collects rainwater coming over its sides, forming a pool right under the slab (but fortunately, it disintegrates after several years).

Most moisture gets into basements in the form of water vapor. Vapor molecules, not held back by the surface tension of liquid water, easily ooze through the pores in concrete. In humid weather, the high humidity will increase condensation on cold concrete surfaces.

Concrete slabs are usually poured directly on a plastic sheet, which increases the slab curl, stresses, cracking, and porosity. As the foundation settles, stress cracks appear. Sump pumps wash away soil from around the foundation and speed up the settling.

Exterior tar waterproofing is cheap, brittle and it cracks, because the concrete continuously moves. However, even the best waterproofing membranes are attacked by lime from the concrete and are guaranteed for only 5 or 10 years. Drainage gravel around the foundation stops draining as it silts up, and footing drains often silt up or break. This increases the water pressure on the foundation. Cracks in the walls and floor start leaking water.

Capillary water dissolves lime inside the concrete, making it more and more porous. Water infiltration corrodes rebar, which expands and cracks the concrete. Water begins seeping through the pores in concrete and leaches out minerals to the surface (efflorescence).

How to Waste $1,000s on Waterproofing a Basement

When trying to repair your damp or wet basement, you might get stuck in an endless cycle of waterproofing "fixes" that consume more and more money:

You install a couple of dehumidifiers, costing you $90 a month to run, but they pull in more moisture through the concrete and make it more porous. You buy "waterproofing" paint in a store but as a latex-based paint, it is porous and lets in water vapor, and it will soon peel due to efflorescence and water pressure. So, you get a sub-slab interior perimeter drain system (say, $5,000) and while extra drainage is always good, it does little for the inflow of water vapor or for water seepage through the walls, if the soil is clayish. Meanwhile, the increasing concrete porosity will let in more radon gas and you get a fan-based radon mitigation system ($1,200).

Then, you go for a "de-watering system" (internal gutters) which channels water seeping through the walls to a sump pump but this ignores water evaporation and you cannot frame in the walls. So, you select a good contractor to excavate, apply exterior waterproofing coating and repair the footing drains ($14,000). It will likely last for about 10 years but will still do little for the dampness. If you finish the basement, water vapor will get trapped behind the walls and under the flooring. Floor tiles will "pop" as alkalis attack the adhesive. High humidity will promote molds, mildew, and musty odors.

What the US EPA Does Not Tell You about Radon!

Actually, it does, but in small print: The 4 pCi/L Action Level for radon is NOT a "safe level" but only a "macroeconomic" recommendation. People naturally assume that the Action Level is similar to the strict safety limits on other carcinogens, but the cancer risks at the radon Action Level are hundred times higher. The mortality risk is three times higher than the risk of dying in a car crash or the equivalent to smoking 10 cigarettes a day (US EPA). Among women, it increases the lung cancer risk by 50%.
