BioZap™ - the Natural Mold and Mildew Cleaner

BioZap™ Mold & Mildew Cleaner is a 100% natural, safe, and non-toxic deodorizer and cleaner that removes stains and odors from molds and mildew, as well as other organic stains like grass, sweat, blood, or pets. It deep-cleans and deodorizes porous materials and textiles.

Safe to use on most surfaces, including concrete, masonry, wood, carpets, textiles, clothes, canvas, fiberglass, vinyl, and paint. Will not damage or discolor fabrics but always patch test first.

Simply spray BioZap Cleaner on the stain, let it work for 15 – 20 minutes and wipe the stain off with a damp cloth. Saves time and labor – scrubbing is normally not needed. Severe stains may require a repeated application. Allow the surface to dry and mist it lightly for prevention.

BioZap is a natural product made from the essential oil of the Australian Tea Tree. It is completely natural, biodegradable and environment-friendly.

Laboratory tests in Australia have shown that Tea Tree Oil is so unique and powerful that it can kill all three categories of infectious organisms – fungi, bacteria, and viruses. (The fungi class includes molds, mildew, algae, and yeasts.) In Australia, it is also used against bed bugs, lice, and dust mites. However, it is not approved as a pesticide in the U.S.

Cheap, uncertified tea tree oil is available in stores. More and more consumer and cosmetic products like shampoos, cleansers, mouthwashes, and inhalers utilize tea tree oil. Many use an inexpensive low-grade tea tree oil made from residue left after the first pressing of the essential oil or imported from Asia without any research or quality control. Its effectiveness is much lower and its medicinal smell is stronger – not suitable for BioZap.

Why not chlorine bleach?

Chlorine bleach is classified as hazardous. It contains 5.25% sodium hypochlorite (NaOCl), a very strong oxidizer for bleaching textiles. When diluted in water, it forms hypochlorous acid (HOCl) that is very effective in cleaning stains and killing microorganisms like bacteria, molds, and viruses. However, it is too dangerous for common use in homes. The US EPA and other authorities recommend against using chlorine cleaners. Besides the lingering noxious fumes, there are other problems with chlorine bleach:

The fumes irritate eyes and lungs. Should not be used by people with asthma or with chronic lung or heart problems.

Destructive to human tissues – can burn eyes and skin.

Extremely corrosive to metals, may discolor countertops.

When mixed with ammonia-based cleaners, it produces a highly toxic gas. Several deaths have resulted.

When mixed with vinegar or acid-based cleaners, it generates the toxic chlorine gas.

Reacts with organic matter to produce a carcinogenic gas (trihalomethanes). Dishwashing detergents with chlorine are the main culprits.

Loses power when in contact with organic dirt. Surfaces like countertops should be pre-washed first.

Discolors fibers and colored surfaces, weakens fabrics, damages leather.

Just a superficial treatment without penetrating power. Does not penetrate inside porous materials.

Is unstable and quickly loses its strength. No lasting effect - allows molds to quickly return.
