Tea tree oil (TTO) is penetrating – it penetrates into porous surfaces or fabrics and attacks the roots of molds and mildew. Other cleaners just clean and bleach the surface but the mold will soon return. TTO is ideal for mold remediation and prevention.

Get rid of molds and biological contaminants

Spray BioZap Mold Cleaner on surfaces contaminated with visible mold and mildew stains, like in basements, crawlspaces, showers, bathrooms, kitchens, bedrooms, attics, boats, sails, tents, RVs, and air-conditioners.

Let BioZap work for about 15 minutes and then, rinse or wipe off with a damp cloth. Severe stains may require repeated applications. Allow the surface to dry and spray on a light mist for lasting prevention as a mold inhibitor.

If you suspect widely spread molds on your basement walls, ceiling joists, or in your attic, get a couple of jugs of the BioZap mold remover and spray it on with a hand-pump garden sprayer.

Bacteria: Tea tree oil is a principal antimicrobial in a wide range of pharmaceuticals sold in Australia. Broad spectrum antimicrobial against both gram positive and gram negative bacteria. Why not chlorine bleach?

Chlorine bleach contains 5.25% sodium hypochlorite (NaOCl), very strong oxidizing agent. When diluted in water, it forms hypochlorous acid (HOCl), which is very effective in killing microorganisms like bacteria, molds, and viruses. But is too dangerous for use in homes. That's why the US EPA and other authorities recommend against using chlorine cleaners. It is not just the lingering noxious fumes, there are more problems with chlorine bleach:

• Fumes irritate eyes and lungs. Should not be used by people with asthma or with chronic lung or heart problems.
• Very caustic to human tissues – can burn eyes and skin.
• Extremely corrosive to metals – can discolor countertops.
• When mixed with ammonia-containing cleaners, like window cleaners, produces a toxic gas. Several deaths have resulted.
• When mixed with vinegar or acid-based cleaners, generates highly toxic chlorine gas.
• Reacts with organic matter to produce a carcinogenic gas (trihalomethanes). Dishwashing detergents containing chlorine are the main culprits.
• Loses power when in contact with organic dirt. Surfaces like countertops should be pre-washed first.
• Discolors fibers and colored surfaces.
• Has no penetrating power. Does not reach the roots of molds or bacteria in porous materials.
• Is unstable and quickly loses its strength. Allows molds to quickly return.

BioZap mold remover works better

This low-grade tea tree oil substitute is made from residue left after the first pressing of the essential oil or is imported from China or South-East Asia without any research or quality control. Its effectiveness is much lower but its medicinal smell is stronger – not usable for BioZap.

Get rid of dust mites and bed bugs

Long-term mold remediation

To prevent the growth of molds and mildew, reduce the humidity in your home or office ideally to below 50%. Eliminate any leaks in the roof or walls. Permanently repair cracks in poured concrete walls with our Crack Injection Kits.

Note that basements or foundation slabs are the single largest source of humidity in homes, several times larger than cooking and showering combined. Most seeps in as invisible water vapor.

If the basement is still unfinished, seal the basement floor and walls against water and vapor with RadonSeal Deep-Penetrating Concrete Sealer.
